Taxable increase of 19.93% projected for Medina County property

Preliminary figures compiled by the Medina County Appraisal District anticipate a 31.84 percent increase in residential property market value in Medina County in 2022, said chief appraiser Johnette Dixon.

“We have a handful who protested even before they got their notices,” Dixon said. “Once the actual notices go out I feel sure we will get our share.”
Of nearly 2,500 appeals filed with the district last year, 65 to 70 percent were handled informally without the necessity of a hearing before the appraisal review board, she said.
Appraisal notices will be posted by the district at the end of April. Property owners choosing to appeal their appraisal will have until the end of May to register for an appraisal review board hearing, expected to be held in July, Dixon said.
As opposed to total market value, the total taxable increase for residential property in the county has been calculated at 22.25 percent.
The total market value increase for all Medina County property (residential, farm land and other) is 24.44 percent with a total taxable value increase of 19.93 percent.
Average home value for Medina County in 2022 is $256,526 compared to $200,680 last year, an increase of 27.83 percent.
The mass appraisals are based on neighborhood-specific sales data, when available. The idea is to obtain sales values on property as close to identical to that being accessed as possible, she said.
“If there is nothing in the neighborhood we’ll expand the comparison out into the school district,” Dixon said. “It’s very rare that we wouldn’t have comparisons in the school district. If for some reason we don’t we would expand it to the county.”
The appraisal district handles property assessments for Medina County government, six cities, eight school districts, seven emergency service districts and the Medina County Hospital District.
“Please keep in mind these are all very preliminary numbers,” Dixon said. “We are still reviewing sales and construction costs.”
Large increases were also shown in other communities across Medina County.
Devine
Locally, the total market value increase for the city of Devine is 32.60 percent with an increase in total taxable value of 22.77 percent. Residential property alone registered a 36.97 percent total market increase with a total taxable value increase of 22.92 percent.
Average home value in the city of Devine in 2022 is $174,241, an increase of 36.76 percent over the average home value of $127,401 in 2021.
Total market value increase reported for the Devine school district for 2022 is 24.71 percent. Total taxable increase for Devine ISD calculated by the appraisal district is 22.42 percent.
Residential property in the school district reported an increase of 34.38 percent with an increase in total taxable value of 26.18 percent. Average home value in 2022 is $202,632, a 31.30 percent increase from $154,321 value released in 2021.
CASTROVILLE
In the city of Castroville, total market value increase reached 20.67 percent. Total taxable value increase for the city in 2022 is 17.16 percent. Total market value increase for residential property is 21.62 percent with a total taxable value increase of 14.15 percent.
In 2021, average home value in the city was $235,660. That rose to $266,597 in 2022, a 21.61 percent increase.
LYTLE
Total market value increase for the city of Lytle topped out at 24.73 percent. Total taxable value for the city increased 12.45 percent. Total market value increase for residential property is 26.61 percent with a total taxable value increase of 12.84 percent. (Medina County figures)
Average home value for the city of Lytle in 2021 was $240,052. In 2022, that value increased to $300,816, an increase of 25.31 percent. (Medina County figures)
Lytle ISD showed a total market value increase of 20.81 percent with a total taxable increase of 16.13 percent. For residential property, total market value increased 24.59 percent. Total taxable value increase for that same property is 17.50 percent. (Medina County figures)
NATALIA
In the city, total market value increase reached 19.06 percent. Total taxable value for the city shows an increase of 17.06 percent. Average home value for the city in 2022 is $92,912, a 21.03 percent increase from the 2021 average home value of $76,769.
Total market value increase for residential property in Natalia is 23.98 percent. Total taxable value increase for the same property is 20.63 percent.
In Natalia ISD, total market value increase is 29.87 percent. The increase in total taxable value is 26.08 percent. Total market value increase in residential property is 32.63 percent with a total taxable value increase of 26.08 percent.
Average home value in Natalia ISD in 2022 is $199,943, a 30 percent increase from the 2021 average of $153,799.
LACOSTE
Total market value increase for the city of LaCoste is 15.69 percent with a total taxable value increase of 13.91 percent. Total market value increase for residential property is 16.58 percent. The total taxable value increase for residential property is 14.76 percent.
Average home value for the city in 2022 is $136,820, a 15.78 percent increase from the 2021 average value of $118,168.
MEDINA VALLEY ISD
Total market value increase for the Medina Valley ISD is 22.76 percent, with a total taxable value increase of 22.40 percent. The total market value increase for residential property is 32.01 percent, with a total taxable value increase of 24.56 percent.
Average home value in 2022 is $314,323, a 25.54 percent increase from the 2021 average of $250,383.
